Offshore Graduate Buyer's Agents for Australian Buyer's Agencies
An offshore graduate buyer's agent researches suburbs and listings, prepares comparable sales and due-diligence packs, books inspections and keeps your CRM current, so your licensed agents can spend their time on clients and negotiation. Elephant Teams recruits property, business and finance graduates in Sri Lanka and the Philippines for Australian buyer's agencies. Licensed activity stays with your licensed agents.

Why buyer's agencies hire offshore graduates
A buyer's agent's value lies in judgement, relationships and negotiation. Yet much of the working week goes on research and admin: scanning listings, pulling comparable sales, writing suburb reports, chasing selling agents for contracts and updating the CRM. A full-time offshore graduate takes that work off your licensed agents. They can run more briefs at once and spend more time with clients.
What your graduate buyer's agent handles
- Brief intake. Turn a client's brief into structured search criteria, budget and must-haves in your CRM.
- Listing research. Monitor portals and off-market sources daily, and shortlist properties against each brief.
- Comparable sales and CMAs. Prepare comparable sales analyses and price guides for your agent to review.
- Suburb and street reports. Cover demographics, vacancy and yield data, infrastructure plans, zoning and flood or bushfire overlays.
- Due-diligence packs. Collect contracts, Section 32 or vendor disclosure documents, strata reports and building and pest reports, and flag issues for your agent and the client's solicitor.
- Inspection coordination. Book inspections and private viewings with selling agents, and send clients itineraries.
- Agent and client follow-up. Chase selling agents for documents and updates, and send clients regular progress updates in your format.
- CRM and reporting. Keep client records, property notes and pipeline stages current.
Software and data tools
We screen for experience with the tools Australian buyer's agencies use. Property data comes from Cotality (formerly CoreLogic RP Data), PriceFinder, realestate.com.au, Domain, PropTrack, SQM Research, Microburbs and DSR Data. Planning and overlay data comes from state planning portals. CRMs include Agentbox, Rex, VaultRE, HubSpot and Pipedrive, alongside Google Workspace or Microsoft 365, Calendly and Canva for client reports.
Qualifications we screen
The role suits graduates who are analytical, detail-focused and confident writing for clients.
- Sri Lanka: graduates in estate management and valuation, for example from the University of Sri Jayewardenepura, as well as economics, business and finance graduates. Strong at data-heavy research and written reports.
- Philippines: BS Real Estate Management, business and economics graduates, some with Philippine real estate licensing under the Real Estate Service Act. Many have supported Australian or US real estate teams through outsourcing firms.
- Everyone: interviews by phone and video and a skills assessment. For this role it can include building a 5-property comparable sales table and a one-page suburb summary for a sample brief.
Real estate licensing is state-based in Australia. Your graduate does research and admin. Activities that need a licence in your state, such as negotiating, bidding at auction or acting for the client in the purchase, stay with your licensed agents.

Sri Lanka (UTC+5:30) is 4.5 hours behind AEST and 5.5 behind AEDT. Research suits the time gap well. New listings from your day can be screened, matched to briefs and written up before your next morning, with an overlap window for questions. Sri Lanka's estate management and valuation graduates bring formal training in property analysis, which suits research-heavy agencies.
The Philippines (UTC+8) is 2 hours behind AEST and 3 behind AEDT, so your graduate works almost your full day. That suits agencies that want inspections booked by phone, quick replies to selling agents, and same-day client updates. Filipino graduates often bring real estate support experience and confident spoken English for calls with Australian agents.

Plan options for a graduate buyer's agent
Most buyer's agencies are small and founder-led, so Ready for You, employing the graduate yourself, keeps ongoing costs at $0 while the founder trains the graduate in the agency's method. Or have us employ them (EOR) at $350/month to avoid managing overseas employment yourself. Agencies adding several graduates, or wanting help with onboarding playbooks and performance check-ins while the founder stays on deals, often choose Managed for You.
