Routine inspections

Book inspections with tenants, prepare the run sheet and turn photos and notes into the report the owner receives.

Leasing admin

Answer enquiries, book viewings, process applications, run reference checks and prepare leases for the property manager to approve.

Bonds, entry and exit

Lodge and claim bonds through the state portal, prepare entry and exit condition reports and set up new tenancies in your software.

Owner reporting

Prepare monthly statements, renewal and rent review letters and insurance or compliance reminders such as smoke alarm checks.

  • Knowledge of Australian tenancy processes: bonds, notices, entry rules and condition reports
  • Accuracy in a timed arrears and data-entry task

Property Management Virtual Assistant FAQ

Common questions

Two colleagues planning work at a whiteboard
Can they do the work of a licensed property manager?

No. They handle admin within your processes. Licensed tasks such as signing agency agreements, giving advice to owners and representing you at the tribunal stay with your licensed staff in Australia.

How is this different from a real estate virtual assistant?

A real estate virtual assistant mostly supports sales: listings, CRM and vendor reports. A property management assistant works the rent roll: maintenance, arrears, inspections, leasing and bonds. Agencies with both a sales and a rent roll team often hire one of each.

Will they work in our trust accounting software?

Yes. They work in your PropertyMe, Console Cloud or PropertyTree login with the permissions you set. Many agencies keep trust account disbursements with an Australian staff member and give the assistant everything else.

Can they do routine inspections?

They can't attend in person, but they can book inspections, prepare the run sheet and write the report from your photos and notes, which is usually most of the time an inspection takes.

How much does it cost in total?

Add the monthly salary to our fee. Ready for You is $5,999 + GST once, then $0 a month if you employ them or $350 a month if we employ them as Employer of Record. Managed for You is $1,000 a month on a 12-month commitment with no recruitment fee. IT options are extra and quoted with your role.
